Flight to quality persists as tenants demand top-tier space and amenities

The Houston office market experienced an uptick in leasing activity during the second quarter of 2019 as occupiers committed to 3.4 million square feet (msf) of space, a healthy boost from Q1’s total of 3.1 msf. Demand for amenity-rich, highquality office space continues as evidenced by the 2.4 msf of leasing activity within Class A product, accounting for 69.5% of total activity seen in the quarter. Demand came from a variety of industry sectors and notable names, including professional services firm Alight Solutions taking 180,000 square feet (sf) in a new build-to-suit lease in the Woodlands, conglomerate Honeywell relocating to 114,204 sf in Westchase, and law firm King & Spalding LLP renewing 91,264 sf in the Central Business District (CBD).
