Availability rates on the rise, fundamentals vary across submarkets 

Overall availability in the Dallas / Fort Worth region increased by 70 basis points over the quarter and 60 basis points year over year, to 25.3% in the third quarter of 2019. Following a similar trend, Class A availability increased by 120 basis points over the quarter and 150 basis points year over year, to 25.7%. The Central Business District (CBD) and suburban market availability rates in the third quarter were 26.7% and 24.9%, respectively. Submarket availability rates range from 9.5% in Southwest Dallas and 14.6% in Preston Center, to 30.1% in Stemmons and 33.5% in Dallas CBD.
