Atlanta leasing hits a post-pandemic high to close the year, signaling a positive outlook for 2025

Leasing activity in Atlanta's office market demonstrated exceptional strength in 2024, closing the year on a high note. A total of 9.5 million square feet (msf) of office space was leased throughout the year, marking a 42% increase from the 6.7 msf recorded in 2023. While still below the pre-pandemic peak of 10.5 msf in 2019, this represents the highest annual total post-pandemic, signaling a strong rebound in the market. In 04 2024 alone, 2.3 msf of leasing activity was recorded, surpassing the 5-year quarterly average of 1.9 msf and underscoring sustained momentum. Notably, 13 leases exceeding 100,000 square feet were executed in 2024, with the largest lease this quarter being AIG's 178,666-square-foot relocation to 2002 Summit Boulevard. The strong finish to 2024 sets a positive tone for 2025, with recent leasing activity reflecting robust tenant demand, particularly among large firms capitalizing on improving economic conditions. Atlanta's office market is poised for continued growth, as corporate confidence builds and demand accelerates, positioning the city as a resilient and dynamic hub for office leasing into the new year.
