Atlanta's office leasing kicks off 2025 strong, building on 2024’s positive momentum
Leasing activity in Atlanta’s office market began 2025 on a strong note, continuing the positive momentum carried over from a robust 2024. In the first quarter of the year, 2.2 million square feet (msf) of office space was leased, just a slight 4.3% dip from the 2.3 msf recorded in Q4 2024, yet still outperforming the 5-year quarterly average of 1.9 msf. This sustained demand reflects a healthy and resilient market environment as the new year gets underway. The largest lease driving Q1 activity was Greenberg Traurig LLP’s 105,103-square-foot (sf) renewal at 3333 Piedmont Road, reinforcing the trend of major tenants maintaining and investing in their Atlanta footprint. As 2025 unfolds, the city’s office market is well-positioned for continued growth, buoyed by strong corporate confidence and a dynamic business landscape that continues to attract and retain top firms.
