Activity plateaus as large-occupier renewals slow
Following a record-breaking 12-month run of renewal-driven activity totaling 5.2 million square feet (msf), leasing momentum in Boston’s CBD eased in Q2, with 0.7 msf transacted. While tenants had aggressively recommitted to premier space in prior quarters – particularly in Back Bay and Seaport – expiration-driven activity has slowed amid limited net new demand and macroeconomic uncertainty. Notable transactions included ASICS leasing 43,700 square feet (sf) at 179 Lincoln Street and Nonantum Capital Partners relocating to 18,600 sf at 800 Boylston Street. Also at 800 Boylston Street, ArentFox Schiff LLP renewed and expanded to 39,200 sf within the Prudential Tower.
