Vacancy continues to rise, driven by core submarkets like Exit 8A
Industrial vacancy in Northern New Jersey continued to rise through the first half of 2025, ending the quarter at 7.3%—an 80 basis-point (bps) climb year over year. Softening conditions in the Exit 8A submarket, where vacancy has increased 430 bps since Q2 2024 and 140 bps from the previous quarter, have been a driving force behind overall market conditions. On-the-ground examples in Exit 8A that illustrate the weakening conditions include the delivery of new construction and new-to-market sublets. One of the largest deliveries of the quarter, Monroe 8A Logistics Center II, totaling over 400,000 square feet (sf), delivered vacant, while just a few miles down Interstate 95, sublets at 258 Prospect Plains Road and 4 Aurora Drive have come to market in the past 60 days.
