Balanced trajectory emerging in Atlanta’s industrial market
Atlanta’s industrial market showed signs of leveling out in Q3 2025, with vacancy holding steady at 10.5%. Unchanged from the previous quarter, vacancy still represents a 120-basis-point (bps) increase year-over-year and sits 370 bps above the five-year quarterly average of 6.8%, marking a new five-year high. Asking rents also held firm, edging up slightly to $7.07 per square foot (psf), a 0.6% increase from Q2 and 1.8% higher than a year ago. This modest growth contrasts with the sharp rent escalations seen in recent years but underscores the fact that rates remain at a record high, up 63.0% compared to five years ago. With both vacancy rates and rents stabilizing at elevated levels, the market appears to be resetting after a period of rapid expansion, signaling a more balanced trajectory as the year comes to a close.
