Q3 leasing activity supported by logistics sector commitment
Charlotte’s industrial market recorded 4.3 million square feet (msf) of net absorption year to date, compared with 1.1 msf during the same period in 2024. Logistics and distribution tenants accounted for four of the five largest leases signed this quarter, underscoring the sector’s influence on overall demand. The largest transactions included Kuehne+Nagel’s 473,954-square-foot (sf) lease in the Airport/West submarket and Corsan Logistics’ 335,812-sf lease in the I-77/North Corridor submarket. These commitments highlight steady tenant activity, although demand has not yet fully matched the volume of new speculative supply entering the market.
