Strong positive absorption and a construction rebound to close out 2025

Calgary’s industrial market has now seen two consecutive quarters of several pre-leased or build-to-suit deliveries. Q4 2025 saw Remington’s speculative Point Trotter project delivered fully preleased, as well as York Realty’s build-to-suit project for MTE Logistix at Eastlake Industrial Building 1. In addition, Calgary witnessed one of the strongest quarters of leasing activity in recent history, driven by attractive tenant inducement packages and lower rental rates, with the top five deals summing to over 1.0 million square feet (msf). Two of these transactions were expansions, however, their impact on absorption will be partially offset by the departure from their current space.
