(August 26, 2026) – Savills announces that it has arranged a 107,224-square-foot lease for Sheppard at 2033 K Street NW, where the Am Law 50 firm will become the anchor tenant of In-Rel Properties’ transformative redevelopment in downtown Washington. Savills North America Vice Chairman Gary Stein, Executive Vice President Jon Glass, CEO David Lipson and Assistant Director Owen Jaccard represented Sheppard on the transaction. The firm’s commitment comes more than three years ahead of the project’s anticipated July 2029 delivery.

Sheppard is an Am Law 50 firm with more than 1,200 lawyers across 16 offices. The move to 2033 K Street represents a long-term investment in the firm’s Washington presence as it approaches its centennial, providing a modern, efficient workplace designed to support its continued growth while creating new opportunities for collaboration and connection among its people and clients.

Located along the K Street corridor at the nexus of Washington’s Central Business District, West End and Dupont Circle, 2033 K Street is being comprehensively redeveloped into a next-generation trophy office property. The project will retain the building’s existing concrete structure while expanding it vertically with three new floors and an occupiable penthouse level, alongside a new floor-to-ceiling glass curtain wall and modernized building systems. Sheppard’s decision to anchor the project more than three years before completion underscores the continued flight to quality shaping Washington’s office market, as major occupiers make long-term commitments to highly amenitized, differentiated workplaces even amid broader market challenges.
CBRE’s Dimitri Hajimihalis, Emily Eppolito and Carroll Cavanagh represented In-Rel Properties in the transaction. The redevelopment is expected to be delivered in July 2029, with Hines serving as the construction manager and Corgan as the base-building architect.
