MIAMI (September 28, 2020) –Savills completed a corporate headquarters lease restructure for the Am Law 200 firm of Greenspoon Marder at 200 East Broward Boulevard in Fort Lauderdale, Florida.
Greenspoon Marder’s new office footprint contains over 60,000 square feet and includes the repurposing of a prominent first floor bank space in the Class A, 227,000-square-foot building located in the heart of downtown Fort Lauderdale.
The Savills team of Executive Managing Director Thomas Capocefalo and Corporate Managing Director Michael Broome advised the law firm in the lease negotiations. Jarred Goodstein of Colliers represented the landlord, a joint venture between Banyan Street Capital and funds managed by Oaktree Capital Management.
Greenspoon Marder challenged Savills to find an alternative occupancy solution that would provide a more efficient workplace. In doing so, Savills suggested a concept that took advantage of the former first floor bank lobby space resulting in substantial office expense reductions and other favorable lease options. The model also provides a traditional law firm with marketing visibility in an urban and amenitized office space.
“The first-floor lobby office space is very unique in the South Florida office market. Together with a new expansive meeting and entertainment venue on the ground floor, plus valet parking for event guests, the new space offers Greenspoon Marder an extraordinary presence in the Fort Lauderdale central business district. The collective teams at Greenspoon Marder, Banyan Street, Colliers and Savills worked on this complex transaction for over 12 months, ultimately resulting in a positive outcome for all parties,” Capocefalo said.
“Tom and Savills were instrumental in the completion of this lease restructuring. For nearly 40 years, we have called South Florida home and are thrilled to secure this highly visible position in the heart of downtown Fort Lauderdale,” said Gerald Greenspoon, co-managing director at Greenspoon Marder.
The 21-story, 227,158-square-foot office tower sits at the corner of East Broward Boulevard and Third Avenue near a variety of retail and restaurant offerings on Las Olas Boulevard. The recently updated 200 East Broward offers modern amenities, including newly renovated corridors and restrooms, 24/7 concierge services, conference center, an on-site cafe and a private shuttle service as well as expansive views of the Atlantic Ocean and the surrounding Downtown skyline.
