The Chicago Community Trust Leases Nearly 30,000 SF at the Sullivan Center

Savills arranges a long-term lease and headquarters location on behalf of the prominent foundation at the historical landmark

CHICAGO (June 14, 2022) – Savills completed a headquarters relocation for the Chicago Community Trust, one of the city’s most venerable foundations. The Trust recently moved from its previous headquarters at 225 North Michigan Avenue to a 28,315-square-foot space at the Sullivan Center located at 11 East Madison Street in the Loop neighborhood.

The Trust is a longtime client of Savills Vice Chairman Lisa Davidson, who represented the foundation in lease negotiations.  

“The Trust’s previous headquarters contained excess space that wasn’t being properly utilized, and it was seeking a more efficient floorplan as the nonprofit sector continues to evolve to meet the needs of the city post-pandemic,” said Davidson. “As the Trust serves all of Chicagoland, it was imperative to find a centrally located building in the Loop, and the Sullivan Center was an impeccable fit. We leveraged current market conditions and identified a location that allowed the Trust to create an innovative workspace and reside in a landmark building that mirrors its deep roots in Chicago history.”

The Trust is occupying a corner area on the seventh floor, and the floorplan features a mix of private offices and open, collaborative space. Savills Dawn Dalson conducted workplace strategy and design planning. Perkins&Will provided interior design and construction services, and Savills Senior Managing Director Rich Dale oversaw project management for the buildout.

Designed by renowned architect Louis Sullivan, the Sullivan Center is one of Chicago’s most significant and recognized historical landmarks that doubles as a multi-use office, educational, and retail complex. The intimate lobby on Madison Street provides a welcoming and boutique-like entrance for tenants and visitors. The building is LEED certified, and its owners recently completed an update of all major systems and historical elements. The complex is planning additional amenities, including a workout facility and conference room on the seventh floor, where the Trust will reside.
