WASHINGTON (June 24, 2020) – Savills recently completed a 16-year, 82,000-square-foot office relocation and expansion for the National Endowment for Democracy (NED) at 1201 Pennsylvania Avenue, NW. Amid the current global events, NED will increase its footprint to accommodate the organization’s continued growth, relocating from its current 65,000-square-foot office space at 1025 F Street, NW.
The Savills team of Ben Plaisted, Greg Scheipers and David Lipson represented the tenant in lease negotiations and the firm’s Johanna Rodriguez, Stephen Tassi and Ann Linstrom provided project management and workplace strategy advisory services.
“NED came to us with the challenge of finding a new office location to support the nonprofit’s mission and steady growth trajectory, while remaining near their core institutions and federal government offices. We were able to execute a lease with market setting concessions in a newly renovated building only two blocks away from their current office,” Plaisted said.
The nonprofit’s staff of more than 300 people will occupy the 10th and 11th floors of the 13-story building. The space offers an internal staircase for connectivity between the two floors and expansive views of the National Mall and Pennsylvania Avenue. The building features a windowed atrium to provide additional natural light for employees and a 14,000-square-foot rooftop terrace with designated space that will be exclusive for NED’s employees use. NED will also have access to the property’s state-of-the-art fitness center and its large conference center, which the organization will use for convening and staff meetings.
JLL’s Doug Mueller, Evan Behr and Mac Hall represented the landlord, the Sentinel Real Estate Corporation.
