WASHINGTON, D.C. (April 22, 2022) – Savills announced today that the firm represented Barnes & Thornburg, LLP in a multiyear, 35,037-square-foot relocation and expansion to the top floor of District Center at 555 12th Street, NW. The national full-service law firm’s 13-year lease adds more than 6,000 square feet of immediate additional space with options to add more adjoining space in the future as the law firm expands its presence in the DC area.
In developing the relocation strategy, Barnes & Thornburg hired Savills’ brokers Corporate Managing Director Jon Glass and Vice Chair and Co-Regional Manager Gary Stein to identify opportunities to expand its footprint in a first-class building in advance of its current September 2026 lease expiration. Glass and Stein structured the transaction so that the firm will be moving to its new office in January 2023. Glass and Stein also secured flexibility in the lease to account for future growth, along with concessions towards building out brand new, cutting-edge space.
“Barnes & Thornburg is thrilled to be moving into a space that can accommodate our growing presence in Washington, D.C., for many years to come,” said Roscoe Howard, the firm’s Washington, D.C., office managing partner. “The 12th floor office space at 555 12th Street, NW will allow us to further develop a collaborative work environment favorable to the success and well-being of our lawyers, team and clients. The team at Savills provided the tenacity, experience, and creativity we needed to make our new space a reality.”
“After a thorough process, we were able to negotiate and execute a deal that accomplished all of the firm’s goals,” said Glass. “555 12th Street stood out for its first-class amenities, tremendous branding opportunities for our client and the flexibility to grow contiguously on one floor. We could not be more pleased with the outcome of this transaction.”
Adjacent to the Metro Center station, District Center encompasses an entire city block; bounded by 11th and 12th Streets to the east and west and by E and F Streets to the north and south. The property boasts first-class amenities including a hospitality-inspired lobby lounge, an 8,957-square-foot fitness facility and a Sky Lounge featuring 3,391 square feet of enclosed conferencing/entertaining space and sprawling exposed terrace areas.
Stream Realty Partners’ Matt Pacinelli, Andy Eichberg, John Klinke and Josh Kreider brokered the transaction on behalf of the ownership, a joint venture between MetLife Investment Management and Norges Bank Investment Management.
