CHICAGO, IL (November 18, 2024) – Savills led the real-estate planning, workplace strategy, and lease negotiations for the relocation of Mizkan’s North American headquarters. Mizkan America, Inc., a subsidiary of the Japanese food manufacturer Mizkan Group, is scheduled to move to the Woodfield Corporate Center building complex in Schaumburg, IL, in 2025. The company will lease two floors atop 200 North Martingale and will occupy ground-floor premises at 150 North Martingale, bringing its total rentable square footage to 50,394.
Mizkan tapped Savills Chicago region President Robert Sevim, Vice Chairmen Ann Marie Collins and Lisa Davidson, Executive Managing Director Adam Southard and Senior Managing Director Pat Crumbley to develop a real-estate plan for its headquarters that is currently housed in Mount Prospect, IL. Savills leveraged its workplace experts Shannon Woodcock and Dawn Dalson to gather key data from Mizkan’s employee base from which critical insights were developed to set the foundation for the decision-making process. Savills’ GIS team analyzed the downtown Chicago and suburban markets in the context of Mizkan’s current and future workforce objectives and identified Schaumburg, IL as the ideal location based on the project criteria.
“We gathered and studied critical workforce data and completed an extensive workplace strategy exercise to determine the most effective location and space solution for Mizkan America’s headquarters,” said Sevim. “Using these data points, we learned that the optimal scenario for Mizkan was to remain in a suburban Chicago market and within a building where the company can create a forward-thinking office environment and product-related experience center. After a thorough search, we identified an opportunity at Woodfield Corporate Center in Schaumburg, IL. The building and its strategic location will enable Mizkan to meet its brand experience, workforce engagement, and financial goals. It is a transformational move for Mizkan and allows the company to provide an enhanced workplace that both employees and clients can savor.”
Commented Mizkan America Chief Executive Officer, Koichi Yuki, “We very much look forward to bringing our team together in this energizing, newly remodeled space. When we make the move to our new headquarters next year, I’m confident this location will be an inspiration to our team as we continue to live our first principle to ‘offer customers only the finest products.’”
Savills negotiated a long-term lease that includes rights to rooftop building signage and significant parking options. The core offices will be located on the top two floors of the 200 North Martingale building, which includes an interconnecting stairwell. Mizkan plans to build a 7,000-square-foot experience center with kitchen and multi-use space on the lobby level of 150 North Martingale. The company will relocate in the fourth quarter of 2025.
