CHICAGO (February 14, 2025) – Howard & Howard Attorneys, a full-service, national law firm for businesses and business owners, will relocate its Chicago office to Two Pru in a long-term transaction overseen by global real estate advisory firm Savills. Howard & Howard will move later this year to a full floor at 180 N. Stetson Ave. in the East Loop.
Lease activities for Howard & Howard were led by Vice Chairmen Eric Feinberg and Managing Director Brandon Nasatir, with additional support from Vice Chairman John Goodman and Managing Director Isabel (Preskill) Schwartz. Workplace strategy was overseen by Dawn Dalson, and project management will be handled by Rich Dale and Laura Schueren. Riverside Investment & Development’s Daniel Heckman and Annie Kwasigroch represented Pru’s owner, Wanxiang America Real Estate Group, in the transaction.
“Howard & Howard sought a modernized, more efficient workspace for its Chicago location where all of its attorneys and employees could reside on one floor,” said Nasatir. “We identified an opportunity in the East Loop at Two Pru that is near the firm’s current location on South Michigan Avenue. Howard & Howard took advantage of existing conditions while still planning major upgrades to make the space their own. Their new, streamlined workspace better reflects the firm’s values and will help Howard & Howard achieve its long-term recruiting and retention goals as it enters a new chapter in its already rich 156-year-old history.”
“Two Pru is experiencing a leasing resurgence as the building undergoes a transformative renovation featuring new, best-in-class tenant amenities,” added Feinberg. “Howard & Howard’s move is just another example of a forward-thinking tenant relocating to a high-quality building that is financially stable.”
“Our current space has served us well for decades, but Two Pru is in a great location and captures the energy and attitude of our firm,” said Emily Bennett, Howard & Howard’s Office Managing Attorney for Chicago. “Howard & Howard is fortunate to have relationships with several reputable brokers, including Savills, whose team helped us refine our search criteria, carefully evaluate our options and secure space that speaks to our culture. We appreciate their hard work throughout this process.”
Pru’s hospitality-driven renovations began in 2024 and continue today. Within the next 60 days, a new, glass enclosed walkway will be completed connecting One and Two Pru. The addition will allow tenants to flow between the two buildings via the new 72,000-square-foot amenity space at One Pru. Additional planned upgrades include a new 20,000-square-foot state-of-the-art conferencing center, new co-working spaces, a fully staffed bar with grab-and-go coffee and food options, and an entertainment suite complete with two golf simulators. The fitness center is also getting an overhaul with new finishes, equipment, and locker rooms with cold plunges and infrared saunas. And later this year, the outdoor deck will be expanded to include a new pickleball court, enhanced landscaping, and a new bar area overlooking Millennium Park. Improvements will also extend to the lobbies, where finishes in both buildings will be updated.
Completed in 1955 and renovated in 2014, One Pru was the first skyscraper built in Chicago following the Great Depression and World War II. Two Pru was completed in 1990 and renovated in 2014. Situated just across the street from Millennium Park, Pru enjoys a dynamic mix of ground-floor retailers and restaurants and is steps from the city’s most iconic attractions, including Pritzker Pavilion, The Bean, Maggie Daley Park, Grant Park, The Magnificent Mile, and The Art Institute of Chicago.
